A mortgage valuation is not the same thing as an in-depth survey. This type of valuation provides the mortgage lender with enough information about whether the property is safe to lend money on, and, if so, how much. It is based on the value of similar properties in an area.

It merely gives buyers an idea of whether they are paying a fair sum for a particular property. As a property inspection, it is relatively limited in its scope, though it will be able to reveal the most obvious, easily visible problems.
